			<content:encoded><![CDATA[<p>It used to be a whole lot easier to buy a home. Dealing with the banks was always a drag, but actually finding a home to buy, making and offer and coming to an agreement was somewhat easy.</p>
<p> It&#8217;s much more difficult to buy a home today because of market disruption. Foreclosures and short sales are dominating a lot of markets and buying distressed properties is more difficult than tradition seller owned transactions.</p>
<p> Buyers these days have 3 basic options. 1, buying from the owner. Two, buying a real estate owned (REO) foreclosed property from a bank or lender. 3, going the short sale route, where the bank agrees to take less than the value of the mortgage for the property.</p>
<p> if we take a look at one Florida town, we notice that a lot of <a target="_blank" href="http://www.lynnbyrne.com/port-orange-homes-for-sale.htm">Port Orange homes</a> are short sale or REO (bank owned foreclosed properties). Port Orange is located near the Atlantic coast near Daytona Beach. It&#8217;s a very desirable community, so people are buying. What they&#8217;re buying is what&#8217;s interesting.</p>
<p> Over one-half of the <a target="_blank" href="http://portorangehomesforsale.us/">home sales in Port Orange</a> are distressed properties, they&#8217;re REO foreclosure sales or short sales. This means that people are fighting through a more difficult process to buy their home.</p>
<p> The process is more difficult because of processing and negotiation with the lender. REO foreclosure sales are generally not as hard, but short sales can take a prolonged time. In some cases it takes months to obtain an answer from a bank.</p>
<p> If you are planning to buy a property by using a mortgage, you need to get pre-qualified for the loan. That means you contact a lender and present them enough information to convince them to give you a letter saying you are pre-qualified for up to a certain dollar amount. When make an offer for a short sale or <a target="_blank" href="http://www.lynnbyrne.com/daytona-beach-real-estate/daytona-beach-reo.htm">REO property</a>, unless you&#8217;ll be using cash, you must have your financing in place when presenting the offer. Unless you are paying cash, you&#8217;re offer will be rejected without proof of financing.</p>
<p> The procedures for short sales and foreclosed homes are not the same. For short sales, you will submit an offer to the lender holding the <a href="http://www.devotelehayir.org" target=_self>mortgage</a> on the home. The bank will process the submitted &#8220;package&#8221; and in due course get back to you with acceptance or a counter offer. You may go several rounds, or you may walk away. Once you agree and sign the contract, the sale processes pretty much like a conventional sale.</p>
<p> With a lender owned foreclosed property, the process is different. The bank will present the property for sale through a real estate agent. That may seem like a normal sale, but it&#8217;s not. Often, the home or condo is priced to sell and the bank will wait for a few weeks to see the offers coming through before making a decision. If the bank priced low, bidding wars are possible from multiple buyers. It&#8217;s not unusual for a bank owned property to sell for more than the listing price.</p>
<p> You really shouldn&#8217;t need to know all the details of short sale and REO transactions. You need to hire a real estate agent with experience with both processes. Make sure when selecting an agent that they know what they&#8217;re doing. Not all agents do. Some don&#8217;t have a clue. Get a good agent to get the best deal for you.</p>

			<content:encoded><![CDATA[<p> Due to the plenty of short sales and foreclosures that are on the marketplace some might call this as ideal time for picking a new home.  Home prices are lower than they have been in many years and buyers are not letting this opportunity to pass by.  With prices on its lowest level ever since many home hunters are coming out from where they hiding to buy their first home, vacation home, an investment or for whatever reasons.  I have decided to reveal these three most advantageous home buying strategies in the today’s market. </p>
<p> The first strategy is purchasing short sale. A short sale is carried out when the owner has defaulted on their <a href="http://www.devotelehayir.org" target=_self>mortgage</a> and bank is on the action of foreclosing the property.  Between the time that owner having problem with mortgage payments and <a target="_blank" href="http://homes4saleinutah.com/westhaven_mlslistings.htm">homes for sale in West Haven</a> goes to the auction block, a short sale must be discussed and negotiated with the lender. </p>
<p> One advantage to a short sale is the cost.  The banks are eager to let the homeowner sell their home for an amount less than of what is owed.  These properties are usually sold beneath the market price.  One disadvantage in purchasing short sale is the waiting period.  The process can take 100 days or more depending on how the negotiation runs between the bank, seller and buyer.  </p>
<p> The second purchasing strategy is to buy a home as REO or real estate owned. These are foreclosed properties due to overdue mortgage but failed to sell during auction.  Lender will gain custody of these properties and commonly market through the help of REO agents. </p>
<p> Buying REO home advantage is that they are free from repairs and normally cleared up of major debris.   These properties are also well inspected compared to <a target="_blank" href="http://utahhomesforsale.com">homes for sale in Utah</a> sold in foreclosure auctions which normally out of inspection.  In many cases, the highest bid is not always the winner, it is the cleanest offer gets accepted.</p>
<p> The third strategy represents the traditional transaction.  This is how many of us believe the procedure of home buying will operate.  The for sale property will be placed in the market by its owner using the multiple listing service or MLS and  Realtor will be the one to set up the showing and handled bidding offer.  The owner has the control to which bid will reject or choose to take. </p>
<p> The good thing in this home buying strategy is the less time and easiness in dealing in general. Traditional home buying advantage is  the possibility of home being in good condition, because the property has not entered default and owner is still living in there.   The owner and the buyer can both directly talk each other regarding the terms in all aspects of deal from the deadline to the asking price and closing cost. The drawback in typical buys is the possibility that you may pay higher price than short sales and <a target="_blank" href="http://www.northernutahhomesearch.com/fine/real/estate/newsearch/lndgname/WeberForc">Weber County Utah foreclosures</a>. </p>

			<content:encoded><![CDATA[<p>Sales and demand have plummeted in the housing market, but rates on mortgages are nevertheless rising nationwide. Rates of interest on major mortgage goods have been rising steadily for the past few months, though the rates are still near record lows. The real estate industry is nevertheless embroiled in a quagmire involving foreclosures, and demand is nearing an all time low.</p>
<p><strong>Not as much demand for inexpensive housing</strong></p>
<p>There can be really inexpensive real estate to make an effort to boost sales. It is not working though. Recent housing data revealed new home sales and existing home sales fell during Feb.. Now, mortgage rates of interest are starting to rise again. This was after, as USA Today reports, the 2010 lows. The 30-year fixed rate <a href="http://www.devotelehayir.org" target=_self>mortgage</a> had an average rate of 4.81 percent on Thursday, March 24, throughout the nation. That’s a 0.05 percent increase in just a week’s time. The average 15-year, fixed mortgage hit 4.04 percent. The 15-year fixed rate mortgage got to 3.97 percent in November 2010. At the same time, 30-year fixed rate mortgages were at 4.17 percent.</p>
<p><strong>Legal quagmire still ongoing concerning foreclosures</strong></p>
<p>There are nevertheless major difficulties with the “robo-signing” that occurred with the foreclosures. The foreclosure paperwork was being rushed by many mortgage loan providers. The same day loans were being given out before that. All 50 state attorneys general and many agencies part of the federal government looked into this with investigation. Settlements may be reached eventually between banks and mortgages and state and federal governments. Reuters states that agencies try to go around the process with the settlement as well.</p>
<p><strong>Not a good future for real estate</strong></p>
<p>Once the matter is settled, a flood of foreclosures will begin; thousands of pending foreclosures have been stalled because of the crisis. The expense of moving is one homeowners would need payday advances to cover. This will happen when thousands get evicted. The banking industry might end up paying tens of billions due to the foreclosure troubles no matter what the settlements or fines result in being, reports Fortune. Everyone who can get access to the credit to purchase a home will benefit from doing so sooner rather than later. There’s a low demand and few sales. There aren’t many new homes being built either. The foreclosure mess has only made things worse, and the housing industry is not going to recover until prospective buyers are able to buy homes again.</p>

<p> It does not matter where you stay in a country the process will go something like this: homeowner gets behind on payments, the bank will alert them that they are gonna be foreclosing on the home and the date will be set, the content is made public, the home goes up for auction and is either bought by someone bidding or back by the bank for just about the amount of the loan balance.</p>
<p> In order to be victorious at a foreclosure auction you will want to have all your ducks in a row. The most vital thing you will be able to do is to be fully prepared when you get to the foreclosure auction. Do all of your research on every house that you intend to bid on. You need to determine the market value, how much money you will need for repairs, your max allowable purchase price &amp; any other financial figures that you need in order to be able to make a profitable bid. This should be based on your intentions with the property after you own it.</p>
<p> At the auction be prepared to put down a deposit in order to bid on the property in the form of a money order or cashiers check. Check with your local city in order to find out how much that&#8217;s required. Have your direct funding in place so that you’re ready to buy the home after your winning bid. Be aware of your maximum bid price and don&#8217;t exceed it. There are always be more auctions &amp; more properties so don&#8217;t feel that this is the only deal &amp; that you have to purchase it.  Stick to your guns.</p>
<p> Once you pay for the home you will own it. Now be careful &amp; pay attention to what Lien you paid off at auction. If it was a lien that doesn&#8217;t put you in first position then you might not own the home free and clear. Doesn&#8217;t mean you&#8217;re not getting a wonderful deal it just means the property still has a lien against it that you have to pay off.
